The sequence that works

  1. Before the move — open a non-resident account: passport + certificación negativa de residencia. It receives your transfers and pays your first rent.
  2. Moving the money — use SEPA where you can, declare what the law requires (€10,000+ across the border), and mind the exchange spread: sending money to Spain.
  3. After residency — tell the bank. Your account converts to resident status; the fee schedule usually improves and Bizum becomes available.
  4. Property — if a purchase is coming, read mortgages for non-residents before talking to agents: since Ley 5/2019 most set-up costs are the bank’s, not yours.

Every step above starts with the same prerequisite — the NIE number: banks ask for it on resident accounts and most ask even on non-resident ones.


⚠ Scams to avoid

  • "Confirm your residency status" links. Banks do re-verify non-resident status periodically — but through your own banking app or branch, never through a link in an email.
  • "No-declaration" cash moves. The S1 declaration is not optional above the thresholds; undeclared cash can be seized at the border.
  • "You’ve received a Bizum — confirm here". Incoming Bizum payments require no confirmation. Any such message is phishing.

Can I open a Spanish bank account before moving?

Yes — a non-resident account, with your passport and a certificación negativa de residencia no more than two months old. Many banks obtain the certificate for you.

Why doesn’t Bizum work with my Revolut or N26?

Bizum runs only on accounts at participating Spanish banks. An account without a Spanish IBAN at a member bank cannot join.

Do I have to declare money I bring into Spain?

Cash of €10,000 or more crossing the border must be declared on form S1; movements of €100,000 or more inside Spain are also declarable.

Who pays the mortgage costs in Spain?

Since Ley 5/2019 the bank pays the gestoría, notary, land registry and AJD stamp duty; the buyer pays the property valuation (tasación).
